Camberley sits about ten minutes from us over the county boundary, in Surrey Heath rather than Berkshire. It is a bigger and considerably more varied town than its neighbours, and the electrical work reflects that.

Within a couple of miles there are Victorian semis and cottages in the older streets, the post-war Old Dean estate, the mid-century expansion around Heatherside, flats and conversions in the town centre, and a retail and light commercial core that runs from the high street out to the trading estates.

Each wants something different. A Victorian rewire is a different job from a leasehold flat EICR, which is different again from getting a shop unit tested and certified while it keeps trading.

In the Victorian and Edwardian houses the wiring is almost never original, but the routes often are. Cable gets pulled through the same voids, notches and chases that have been used since the house was first electrified.

A century of that leaves junction boxes in places nobody can reach and circuits that follow no logic you would choose today. Fig. 1 shows a typical floor.

The practical consequence is that a period rewire takes more planning and more care with finishes than the same job on an estate house. Lath and plaster does not behave like plasterboard, and original floorboards do not go back down the way chipboard does.

It is entirely doable, but it should be specified properly before it starts. Where a full rewire is not practical yet, a staged approach often makes sense: the board and the highest-risk circuits first, then the rest. An EICR gives you the order to do it in.

Condition reports and remedial work for landlords and letting agents. Private landlords in England must have the installation inspected and tested at least every five years, give tenants a copy of the report, and have any remedial work it requires done within 28 days, or sooner if the report says so.

In the post-war and mid-century parts of town, Old Dean and Heatherside among them, the issues are closer to what we see in Sandhurst and Bracknell: ageing boards, no RCD protection, and decades of alterations layered on top of each other.
