The SL5 area, Ascot, South Ascot, North Ascot, Sunninghill and Sunningdale, has a housing stock unlike anywhere else we work: large detached period houses, substantial post-war and modern builds, and a steady stream of high-value new development, with individual houses commonly running to several thousand square feet.

A four or five thousand square foot house is not a three-bed semi with more rooms in it. Circuit counts go up, cable runs get long enough that voltage drop starts to matter, and the single-phase supply that is fine for most homes is not always fine here once you add a pool, a gym, a workshop, air conditioning and two car chargers.

It also usually means outbuildings: annexes, garages, garden rooms, stables and studios, all of which need supplies designing rather than extending.

The problem that comes up most in properties of this size is distance. Voltage drop builds up along a cable run, and BS 7671 sets a limit on how much of it is acceptable before equipment starts to misbehave.

On a short run in a small house it is never an issue. On a hundred metre armoured run to a garden studio or a chargepoint at the end of a drive, it is the thing that decides the cable size, and getting it wrong is expensive to discover afterwards.

The second is total load. Adding a chargepoint to a house that already has electric heating, a pool pump and an induction hob is not automatically possible on the existing supply. Sometimes the answer is load management, which stops the charger overloading the main fuse; sometimes it is a supply upgrade, and occasionally three-phase.

It is a calculation with an answer, and both distance and load are worth settling before anything is ordered or any trenches are dug. The network operator has to be notified of a chargepoint installation. More on EV chargers.
